Mayor Solomon, Pinnacle Hotel Management announce $30M Residence Inn project in City Centre Warwick

WARWICK – Mayor Joseph J. Solomon and Doug Duba, Director of Portfolio Management for Pinnacle Hotel Management, announced today the company’s intention to construct a $30 million, 140-room Residence Inn by Marriott on Montebello Road in the core of City Centre Warwick. City Centre Warwick is a master planned transit-oriented development comprised of more than 100 acres surrounding Green International Airport and the InterLink intermodal center with MBTA commuter rail access to Providence and Boston.

In March, Pinnacle and Johnson and Wales University announced the sale of the eight-acre Radisson property, including the land and the former Legal Sea Foods building, to Pinnacle, a Florida-based developer, for $7.5 million. Demolition of the former Matec building on the property began yesterday to accommodate the proposed 102,669 sf, six-story hotel building with ground floor amenities.

“We have been seeing terrific progress in City Centre Warwick, particularly in recent months,” Mayor Solomon said. “This project would bring 40 new full-time jobs to Warwick as well as temporary construction work. Pinnacle Hotel Management has developed a reputation for quality developments, and we know this new Residence Inn by Marriott will be no exception. I am grateful for the assistance of Councilman Tim Howe, who represents this ward, in achieving this development and other positive initiatives in City Centre. I know he is looking forward, as am I, to welcoming the Residence Inn back to Warwick and to see continued investment in City Centre.”

Pinnacle had previously owned and operated a Residence Inn on Kilvert Street, and recently sold the property to another brand. The Residence Inn offers a different lodging option than the majority of full and select service properties in the market, Duba said. Residence Inn by Marriott is an upscale, extended stay brand that looks for individual travelers with longer lengths of stay rather than soliciting transient and group business. Its return to the community will fill a market void for Marriott guests that has existed since the Residence Inn property was sold.

“After owning a hotel in Warwick for so many years, we became reluctant sellers and immediately began to search development sites,” Duba said. “We are excited to be back in the market, to have the opportunity to develop a brand new Residence Inn by Marriott, and to become a part of the city’s vision for the new Warwick City Centre.”

Residence Inn by Marriott, with over 760 locations worldwide, offers rooms far larger than the typical hotel room of 225 to 350 square feet.  Residence Inn guest suites range from 425 to 710 square feet, and feature all suite- style accommodations, as well as one-bedroom and two-bedroom options, with full kitchens, inclusive of a full size refrigerator, stove top and dishwasher.

Amenities include a convenient, 24-hour market, dry cleaning and on-site laundry and complimentary Paul Mitchell ® products, as well as free Wi-Fi in all suites and lobbies, private meeting spaces for family gatherings and events, and an extensive business center, including free Wi-Fi, computers, printers and fax. Guests can also enjoy a free hot breakfast each day, outdoor barbeque and fire pits, swimming pools and a fitness center.

In addition to the Residence Inn, Pinnacle is investing $2.6 million for a full renovation of the existing Radisson Hotel, including refurbished rooms, public spaces and banquet and meeting areas. The overall development plans include substantial pedestrian-centric design elements that are consistent with the vision for City Centre.  Pinnacle plans to retain the Legal Sea Foods building and is presently seeking a high-quality tenant, Duba said.

Ron Franklin and Dick Vilardo founded Pinnacle Hotel Management in1997 to develop and manage Marriott and Hilton branded hotels. Their first project, the 123-room Courtyard Orlando East/UCF opened in June of 1997. Since that time they have developed or purchased 40 additional hotels. Pinnacle's largest new build project to date is the Orlando Marriott Lake Mary, a 304-room, full service hotel. The company manages its own hotels, as well as those owned by other companies. In 2002 Steve Fairbanks joined Pinnacle as an investor and partner. Fairbanks has been instrumental in leading an aggressive acquisition and development strategy for the company. Pinnacle currently has a 180-room Autograph by Marriott under construction in Tampa, Florida. Also under development is a Tribute by Marriott on the campus of the University of Central Florida. The Pinnacle Hotel Management portfolio includes over 4,000 rooms and annual sales in excess of $150 million.
